Home inspections are part of the buying process in the Ann Arbor Real Estate market. It is one of the contingencies buyers put in the sales contract. There is a timeframe for completion of the inspection in Washtenaw County. The purpose of the inspection is to discover any major defects that are perhaps not visible or not readily apparent to the buyer at the time of offer. Sometimes the buyers need to know the defects and how to fix them, other times, the buyers may negotiate with the Sellers to make repairs. If the latter happens, both or either party may walk, negotiate or move forward to closing. Most Ann Arbor Sellers are not at the home during the inspection. If my sellers can be available, I ask that they return to the home at the tail end of the inspection to make them selves available for any questions that may arise. Some times the inspector does not know how to operate that particular brand of hot tub or cannot read the service sticker on the furnace and the home owner can shed some light and alleviate anxiety. In any event, we hope to move forward in a win win scenario to closing and have clients for life.
