Webster Township Welcomes New Taxpayers
The Mast estate in Dexter, Michigan was divided and some family members chose to market their property with Kathy Toth and Team. One 7 acre parcel on Webster Church in Webster Township closed December 17th. The buyers were referred to us through past clients.
There are many things to look at when purchasing land. Some of the issues explored in this vacant land transaction include:
· making sure there are proper easements for utilities recorded
· access to utilities
· driveway permit is valid
· driveway cost is reasonable, considering culverts, if any
· the perk is approved
· drain field cost is reasonable
· well depth in the area is reasonable, water quality explored
· attorney review of contract, legal description, survey, and easements
· review of sellers disclosure, history of land use
Many clients also want to know about environmental impact and planning issues in the area. Millage rates and tax consequences also need to be explored. This client wanted an architect to review the site for feasibility of structure. Once everything is checked and double checked, then we can proceed to a smooth closing.

The buyer clients were so happy, they wanted a picture of Buyer’s agent Vicki Larmee on the land because they could not attend the closing.
