Hiring a Top Agent in the Ann Arbor Real Estate Market
Let’s talk about a partner mentality. Many sellers hire an agent based on price the agent tells them. My best advice is based on truth and partnership. I would much rather disappoint a seller in the beginning, than to use their home as a billboard for personal promotion.
How I assist my seller partner is by educating on what is available on the market and discussing the seller’s motivation. The seller chooses the price. Only they know how badly they want or need to sell. If the price is unrealistic, then I decline to work for that Seller, at that time. The cost of an unsold property is far more than that print media, broker open house lunch and professional staging services. The big cost is to my reputation. The other cost is tied to the sellers net because the buyer always wants to know how long the house has been on the market. The partner approach recognizes that for many home sellers, time is a tangible commodity. Specifically, in our seasonal market whether a buyer’s market or seller’s market, we need a buyer under contract by May to maximize the opportunity for the best sale price. While properties are sold all year, the competition can always be evaluated against the seller’s house. Buyers and appraisers are educated as to market data. The market will dictate the price every time. The cost of marketing a listing and the potential outcome have to be assessed with sellers every week. We each have a role in our mutual success.
