The Future of Ann Arbor Zoning Law
Ann Arbor zoning and design requirements have been in the spotlight lately with a proposal to amend a zoning ordinance that is in some cases over 50 years old. These changes encourage denser, more pedestrian-friendly development falling in line with the recommendations of the Northeast Area Plan and the Citywide Non-motorized Plan. They will be brought to the Ann Arbor City Council on July 21st.
More specifically zoning changes will be in line with the current best practices of more efficient land use, mixed land use and preservation of natural features. The old zoning requirements specify single uses, large parking lots and low retail and employment density. Amendments include:
- A new single-family zoning designation
- Changes to floor-area ratio limitations
- the first maximum setback rules in the city’s history
- a requirement that neither residential nor commercial parking be in front of a property
Town planners hope to revitalize tired developments into mixed use centers. A second reading of the proposal is called for at the August 18th meeting. Ann Arbor citizens should find out what the future holds for city development by the end of the summer.
