Developer Jerry Spears recently withdrew his plans for a 13-story hotel on the old Leopold Brothers brewpub site after uncertainty in Ann Arbor city zoning plans were introduced. His new plans for the South Main Street Site favor eighteen residential condominiums. Spears hopes to base these new Ann Arbor condos off of similar units that sold well north of the Leopold site in the Main Street core area above Starbucks. He plans to price the units in the low to mid $200,000 range and expects they will be ready for market by summer 09. Site plans will be submitted to the City of Ann Arbor this fall.
Spears hopes to be able to split the existing one story building into two stories without adding any height to the structure. He wants to bring a loft-style architecture to the units aimed at young Ann Arbor professionals.
