Ann Arbor Real Estate Market Update for October 09; Prices Trending Up

m of post. The median prices have fallen 13 percent over the last 12 months.
The market is broken down into areas by the Ann Arbor Area Board of Realtors with a map below and insight into each neighborhood and school area is provided.
Areas 82, 86 and 88 are declining or flat, the rest of Ann Arbor remains on an upward trend, but still down from the height of the market in 2006. Area 82, 83, and 85 have the highest sales activity. According to Pete Hendershot of Affinity Valuation Group, LLC., these three areas represent 63% of the sales activity. Area 88 has the highest dollar per square foot; schools are Allen, Thurston, King, Burns Park, Angell, Tappan, Clague, Huron High. Let’s break it down.

Search Area 81 North West Ann Arbor is boarded on the East side by US 23 and to the south I 94.
There are 51 (up from 33 Ann Arbor active year to date last month) homes for sale in area 81 with bedrooms ranging from 6 to 2 and baths from 7 to 1 with list prices ranging from $2,900.000 to $159,000 and sold prices from $3,000,000 to $78,000. Average sold price is $538,646 year to date average reported in October and average sold price per square feet is $170.92 and the sold price per list price is still 94 percent.
The trend of prices are up over the last 12 months with 44 home sales per the chart.

There are 44 sold Ann Arbor homes over the last 12 months in area 81 with bedrooms ranging from 9 to 2 and baths from 10 to 1 with list prices ranging from $2,990.000 to $159,000 and sold prices from $3,000,000 to $78,000. Average sold price is $538,646 and average sold price per square feet is $170.92.

The chart above shows over the last 12 months that the number of homes for sale are up 21 percent and the number of homes sold are up 100 percent.

Search Area 82 Westside of Ann Arbor South of M14 and Main Street is the boundary on the East side.
There are 143 up from 152 active homes for sale with bedrooms ranging from 6 to 2 and baths from 5 to 1. The largest square feet home offered for sale is 7,500. List prices range from $1,285,000 to $79,900 and average list price per square feet is $161.76.
The trend of prices are down over the last 12 months from November 2008, 263 sales last month per the chart.

There are 260 (263 charted) sold Ann Arbor homes the last 12 months in area 82 with bedrooms ranging from 6 to 1 and baths from 4 to 1 with list prices ranging from $840.000 to $34,900 and sold prices from $800,000 to $25,000. Average sold price is $225,137 down from $226,989 and average sold price per square feet is $144.96 down from $146.85 and the average sold price per list price is 94 percent down from 95 percent last month.

The chart shows the number of homes for sale compared to last October are down 3 percent and the number of homes sold compared to last October are up 12 percent.
This area 82 includes desirable west side of Ann Arbor. Schools are Bach, Eberwhite or Haisley for elementary school; Slauson or Forsythe for middle school (depends on location) and usually Pioneer High School.

Search Area 83 Ann Arbor Southwest Liberty to Main Street.
There are 96 active Ann Arbor homes in area 83 vs. for sale ranging from $1,299,000 to $368,259 and average list price per square feet of $153.60.
The sold prices per square feet are trending up slightly over the last 12 months with 142 sales in October.
There are 141 (142 charted) sold Ann Arbor homes in the last 12 months in area 83 with bedrooms ranging from 5 to 2 and baths from 5 to 2 with list prices ranging from $899.900 to $64.400 and sold prices from $885,828 to $61,000. Average sold price is $300,418 (compared to last month $311,072) and average sold price per square feet is down to $134.19 down from $145.04 in September and the average sold price per list price is at 96 percent, same as last month.

The number of homes for sale compared to October of last year are up 23 percent and the number of homes sold compared to Oct. of 08′ are down 7 percent.
Elementary schools are Lawton, Bryant-Pattengill and Lakewood and the middle school is either Slauson or Tappan, along with Pioneer High School.

Search Area 84 Ann Arbor Briarwood to North Stadium
There are 30 active Ann Arbor homes for sale in area 84 ranging from $495,000 to $61,900 and average list price per square feet of $133.01.
The trend over the last 12 months is up slightly.

There are 54 (55 charted) sold homes over the last 12 months in area 84 with bedrooms ranging from 5 to 2 and baths from 3 to 1 with list prices ranging from $495,000 down from $524,900 to $61,900. Sold prices range from $479,000 to $66,300. Average sold price is $193,959 down from $198,283 and average sold price per square feet is $118.14 with the average sold price per list price at 95 percent.

The number of homes for sale compared to October of last year are down 5 percent and the number of homes sold compared to Oct. of 08′ are the same.
Schools are Bryant-Pattengill and Allen for elementary and Tappan or Scarlett for Middle schools and Pioneer or Huron for the high school.

The average sold price per square foot prices have trended up slightly over the last 12 months.

There are 140 homes sold (charted 141) (up from 113 homes as of last month) sold in the last 12 months in area 85 with bedrooms ranging from 5 to 1 and baths from 3 to 1 with list prices ranging from $899,900 to $36,000 and sold prices from $315,000 down from $280,000 to $29,900. Average sold price is $153,436 down from $150,011 and average sold price per square feet is $90.33 with the average sold price per list price at 95 percent.

The number of homes for sale compared to October of last year are down 27 percent and the number of homes sold compared to Oct. of 08′ are down 14 percent.
The schools are Pittsfield, Carpenter, Allen or Mitchell for elementary school and Tappan or Scarlett for middle school, along with Huron High.

The number of homes for sale compared to October of last year are up 3 percent and the number of homes sold compared to Oct. of 08′ are down 89 percent.
Schools are Allen, Thurston, King, Burns Park, Angell elementary schools. Tappan or Clague are the middle schools, along with Huron High School.

There are 97 (vs. 77 sold last month year to date) sold Ann Arbor homes in area 87 over the last 12 months with bedrooms ranging from 6 to 1 and baths from 4 to 1 with list prices ranging from $985,000 to $52,000 and sold prices from $950,000 to $45,000. Average sold price is $278,712 and average sold price per square feet is $128.06 with the average sold price per list price at 95 percent.

The number of homes for sale compared to October of last year are up 10 percent and the number of homes sold compared to October of 08′ are the same.
Schools are Northside, Thurston or Logan for elementary schools, Clague for Middle and Huron High or Skyline depending on location.

Search Area 88 Ann Arbor Downtown/Burns Park, south of the University and walkable neighborhood.
There are 31 (vs. 37 last month) active Ann Arbor homes in area 88 for sale ranging from $1,995,000 to $183,600 and average list price per square feet of $223.39. The largest home offered for sale has 4,507 square feet.
The sold price per square feet trend line is down slightly per Affinity Valuation Group, LLC.

There are 41 (vs.31 last month) sold Ann Arbor homes in area 88 this year with bedrooms ranging from 6 to 2 and baths from 4 to 1 with list prices ranging from $849,000 to $148,000 and sold prices from $835,000 to $155,000. Average sold price is down to $411,834 from $410,684 last month year to date and average sold price per square feet is $197.69 with the average sold price per list price at 97 percent.

The number of homes for sale compared to October of last is up 2 percent and the number of homes sold compared to Oct. of 08′ are up 100 percent, by a whopping one house. Schools are Eberwhite, Bach and usually Burns Park for elementary schools. The middle schools are Tappan and Slauson depending on location, along with Pioneer High School.

Finally a market snapshot which is all Ann Arbor areas combined. This chart shows that Ann Arbor residential asking prices compared to Oct. 2008 and October 2009 are the same and sold prices are down 8 percent.

So bottom line, the Ann Arbor home asking prices ar up 11 percent over the last 12 months and the sold prices are down 13 percent October 2008 compared to October 2009. Downward pressure is exerted by foreclosures and short sales. Again Ann Arbor homes are affordable, choices are abundant and low interest rate financing is available.
