Ann Arbor may be a great city known for its open spaces and vibrant community, however downtown there is much happening with areas which are not working being spruced up and rejuvenated and unused sites cleared for new developments.

For instance there is a new high-rise building called the “Metro” apartment project - a 202 unit, 9 story building at Washington & Division Streets which has approval from the city council in 2006 no has asked for a two year extension of the site plan approval.

The 0.12 acre lot was purchased in 2008 by Illinois based hotel developer “First Hospitality Group” who changed its plans for the building last year to 16 studio units and 72 one bedroom properties, originally the proposal included 12 studios and 30 two bedroom units.

Despite the delays it is expected that this project will go ahead and the extension will go through the approval process shortly.

The Ann Arbor City Apartments project was recently approved at a City Council meeting by a unanimous vote.  This 156-unit apartment building will be eleven stories at the corner of First and Washington streets.  The first four levels will be a city owned parking garage (three of which are underground).  Only the top seven floors will contain apartments (16 will be affordable housing units).  This project is a joint public/private venture between the City of Ann Arbor and the Village Green Companies.  The development has already been endorsed by a local neighborhood association - Old Westside.

Construction is expected to begin next summer.  The City parking garage alone is estimated to cost $9 million and will be funded by the Downtown Development Authority.  This project did so well in the approval process that Ann Arbor City Council members believe it could serve as a role model for future city developments.  The project was passed by a 10-0 vote with minimal conversation.  The project has been lauded for fulfilling many local needs such as: public parking, affordable housing, excellent architecture and neighborhood support.

The recently completed Ashley Terrace Condos in Ann Arbor are weathering the economy with a vacancy rate in the low 30% range.  Developer Joseph Freed and Associates expected more like 10% vacancy at this point, but with the current state of the market they are happy where they’re at. Ashley Terrace is a 99-unit condo building in downtown Ann Arbor.  Many of the units offer incredible views over the city from their balconies.  Sales at Ashley Terrace have picked up since May of this year.  Buyers represent many genres but most seem to be empty nesters buying kiddie condos for their University of Michigan students.

In comparison, Liberty Lofts - another Ann Arbor Condo development, took nearly two years from completion to sell out.  Ashley Terrace welcomed its first residents only seven months ago.  Developer’s are optimistic about the downtown Ann Arbor condo market and expect sales to continue at a steady pace.  Retail and office space at Ashley Terrace is currently about 50% committed by letters of initial intent.
