One of Ann Arbor’s new downtown condo projects is now finished!  The first residents began moving into Ashley Terrace in April of this year.  The final units are now finished. 

Ashley Terrace is located at 111N. Ashley Street with retail space on the first floor, office space on the second floor as well as 91 condo units and 8 penthouses between the third and tenth floors.  Condos range in size from 920 sqft to 1,600 sqft.  Penthouses are as large as 2,500 sqft.  This month marks the fruition of a two year long project and 22 months of construction.  Residents love the convenience and the exceptional city views.  Remaining unsold units are now available for lease with one bedroom units starting at approximately $1,800/month.

Developers of the old Leopold Brothers building in downtown Ann Arbor are still trying to figure out what the future holds for the building.  The plans originally slated the site for a boutique hotel however new Ann Arbor rezoning laws caused the development team to reconsider.   The project at 519 S. Main previously housed the Leopold Brothers distillery which has since moved to Boulder, CO.  Two new plans envision either an entertainment center or more downtown Ann Arbor condos.  As a top agent who LOVES to sell the downtown Ann Arbor condos, this is what I hope for.

If the site were to become condos, the plan calls for a second floor to be built within the existing structures 20 foot high ceilings.  This would create 18 residential downtown Ann Arbor condos.  The parking lot on the side of the building would then be maintained for owners.  The second plan involves turning the site into an entertainment center.  Original plans for the hotel are definately off the table.  Developers are still considering the idea of selling the building entirely as well.  A final decision should be made next week.

The stalled Upland Green mixed use project on Plymouth Road is now nearing completion.  The development will kick off with the opening of two new restaurants.  Both Qdoba Mexican Grill and Panera Bread are slated to open on or before September 15th.  A third unnamed restaurant may also sign on and open by October 1st. 

Four of the twenty available residential Ann Arbor condos have also sold already - two in the low range and two in the mid to high range.  Prices range from $135,000 to $305,000 for 500 to 1,500 sqft units.  The Upland Green project got back on track this May with an influx of new investors.  The project was delayed when one of the partners unexpectedly passed away. 

New investors Harold Berquist, Jim Jabara and Jeff Meek have the project back on track.

Developer Jerry Spears recently withdrew his plans for a 13-story hotel on the old Leopold Brothers brewpub site after uncertainty in Ann Arbor city zoning plans were introduced.  His new plans for the South Main Street Site favor eighteen residential condominiums.  Spears hopes to base these new Ann Arbor condos off of similar units that sold well north of the Leopold site in the Main Street core area above Starbucks.  He plans to price the units in the low to mid $200,000 range and expects they will be ready for market by summer 09.  Site plans will be submitted to the City of Ann Arbor this fall.
 
Spears hopes to be able to split the existing one story building into two stories without adding any height to the structure.  He wants to bring a loft-style architecture to the units aimed at young Ann Arbor professionals.

The Ann Arbor North Sky Condo Project will include 196 units and is located on the West side of Pontiac Trail North of Skydale Drive.  Ranging in size from 900 to 2,500 sqft, 92 of these units will be detached single family homes and the rest will be duplexes and condominiums.  Despite density objections from some of the neighborhood residents, North Sky fits inline with Ann Arbor’s Northeast Area Plan. 

Regarding the slow start on the project (approved in 2005), developers say they have been waiting for the Ann Arbor real estate market to stabilize.  The 30-plus acre residential development will likely start building small, single-family detached homes and move on from there.  Since approval in 2005, additional property has been annexed into the parcel and 14 additional units added to the plan.  Developer’s got the "go ahead" at a recent Ann Arbor City Council meeting - with the approval of the annexation and the addtional units.
