A traditional fireplace is a great way to stay cosy in the winter – many properties have them and many people only use them during the late winter and around christmas time.

Asides from the practicalities of using it to keep warm, many homes use them as decorative show pieces for rooms, to help give a period look or even, a modern one!

However using a fireplace in the right way can help you sell your home! Remodeling the fireplace is a great way to ensure you make the most of it, however if you do, consider these points:

Style. – Keep up with the latest trends and if you want to save on revamping your fireplace, work as best you can with what you have.

Consider the bigger picture. Your fireplace should complement the rest of your home.

Two-sided fireplaces. A look that’s popular today and provides double the enjoyment is a two-sided fireplace. It’s not always practical or possible but if it can be done this feature creates appeal and warmth in multiple rooms.

Colors. Be sure to take samples of the materials you will use for your fireplace surround before you actually get the job done. Take them home and let them sit next to your fireplace for a few days. Taking the time to test the materials in your home will likely save you disappointment and extra cost in the future.

Straight or curved? Typically, curves and more intricate designs will increase the cost of your fireplace surround. So if budget is a concern you might consider replacing curves in the design with straight lines and also minimizing small details.

Money.  This does depend on the size and detail in your fireplace, if you’re remodeling your existing fireplace you’re probably going to pay $2,500 to $5,000.

So there is a great tip for you sellers who thought that the winter meant the off season for buyers! Remodel your fireplace and welcome them into your home to enjoy the warmth that it brings to your home!

Ann Arbor Michigan Real Estate: Selling – What Buyers Can and Can’t See!

Selling a home is tough in any market, nervous homeowners concerned about what prospective buyers think of their home and having their fingers crossed that a home inspection will come back ok!

However the obvious things may not be all that influences a buyers decision to purchase according to a new article by Realty Times. It may come down to what you can’t see!

Sometimes it’s the way the home feels, not just its physical attributes. Buyers make their mind up in the first few seconds of entering a home so as a seller your home has to feel right. Buyers must be able to imagine themselves living there – you can help that with home staging! However as for that “feeling” well, there isn’t much you can control there! Or is there?

Allergies can come into play – 60 million Americans are asthmatic, and if they walk into a home and cannot breathe, that is a problem. Air quality is of vital importance. Limiting allergens is great – so board the dog or cat (temporarily) while you sell you home. Check for mold and use products that contain low volatile organic compounds (VOCs) (such as low VOC paint, shower curtains etc) and use rugs instead of wall to wall carpeting.

Also, clean, clean and clean some more! Clean with hydrogen peroxide or sodium perborate not bleach. Bleach is a common cleaning chemical but it has a very strong odor and, people with highly sensitive allergies to bleach, often immediately can sense symptoms coming on even if with just a brief exposure to the chemical.

Hopefully sellers these few tips can help enhance that “feeling” prospective buyers have when they enter your home!

It is a crazy world we live in! However what better than to get home after a stressful day and, weather permitting, sit on your front porch to relax and let the day to day stresses melt away. Similarly, it is a great place to do the morning paper crossword over coffee.

What if you do not have a front porch I hear you cry! Well, this is called front porch envy! After all, everyone is after their own version of the American dream and you cannot get more Americana than a picket fence and a front porch! However, not every home style or climate suits the same front porch. There are companies who specialize in Front Porch design.

With sellers trying to ensure that their homes are all neat, tidy and staged appropriately, it ultimately comes down to curb appeal. The inside may look great, but if your entryway and your front porch looks terrible, then a prospective buyer will drive right past and so will their agent. In an image conscious world, curb appeal matters. Buyers do not think, “this porch is untouched, it is ideal for me to make my own mark”, they think: “this porch needs fixing, how much is it going to cost me!”

Therefore the appearance of your front porch may help you sell your home!

So get out the paint cans, get out the potted plants, the American flag and if you have room, a rocking chair. Make sure to keep with the style and local climate of your home.
