“Kiddie Condos” - Investing in Ann Arbor Real Estate to House Your College Student

It’s that time - sending your child off to college comes with many stresses, but one of the largest is what to do about housing.  In Ann Arbor, student housing can range from $500 to $1,000+ a month for an apartment rental.  This is just for the living space, utilities and other amenities handily increase the expense.  This begs the question - is purchasing Ann Arbor real estate money better spent.  A recent study by Cyberhomes.com ranked Ann Arbor as the third BEST place among those it catalogued nationwide to buy a single family home versus rent similar lodging.  The example compared a $1,235 (including taxes) mortgage to a $1,605 rent for a similar sized unit.  Kiddie Condos are not for everyone, you should weigh the cost/benefit analysis as it relates to your personal situation.  There are great opportunities to title the property to minimize homestead taxes and maximize tax write offs.  If the equation is feasible financially, you’ll need to weigh market opportunities. 

The Toth team sells many Liberty Lofts units to parents that are looking for a safe home site close to campus with a professional atmosphere.  Pending your needs there are many viable options.  Considering the current Ann Arbor real estate downturn, there are also many deals to be obtained.  Many very nice, professional units are out there at a reduced cost for the savvy buyer.  So yes, Ann Arbor real estate IS a viable option.  At the same time don’t forget to consider these important factors:

- Financial feasibility
- The real estate marketplace
- Property holding time if necessary
- Managing potential roommates or third party renters
- Expectations of your child for property management
- Social aspects affecting your child
- Where will your child be happiest?
- Four year carrying costs versus that of an apartment or dorm
- Summertime tenants

Ann Arbor Palmer House for Sale

For those of you who appreciate early US architecture, this Ann Arbor real estate opportunity could be a dream come true.  Frank Lloyd Wright’s Palmer House recently came into the marketplace in Ann Arbor, Michigan.  There is one catch - the house must be preserved in its original state.  A preservation easement exists that will require any changes to be approved through the Frank Lloyd Wright Building Conservancy.  Aside from this however, the home is a living masterpiece - a testament to some very special history. 

The 2,000 sqft Palmer House is located on 1.5 acres of wooded hillside just outside Ann Arbor.  Some architectural historians say it is one of his best pieces of work (with the likes of Fallingwater in Pittsburgh and the Robie House in Chicago).  The home is tucked into its natural, woodsy setting yet a sunny interior blends indoor and outdoor elements perfectly.  Not surprisingly, the Palmer’s have kept the house in pristine condition with decades of careful maintenance. 

Wright was in his 80s when this home was built yet he put just as much attention to detail into this home as his many other early masterpieces.  The Palmer family lived here for decades raising their children and entertaining friends.  Aside from the spectacular natural detail of the interior, the exterior landscaping is also stunning - exuding natural tranquility.  The $1.5 million dollar price tag includes the original furnishings, a collection of Wright documents and a tea house built in Wright’s style.

Ann Arbor North Sky Condo Project Gets Approval from City Council

The Ann Arbor North Sky Condo Project will include 196 units and is located on the West side of Pontiac Trail North of Skydale Drive.  Ranging in size from 900 to 2,500 sqft, 92 of these units will be detached single family homes and the rest will be duplexes and condominiums.  Despite density objections from some of the neighborhood residents, North Sky fits inline with Ann Arbor’s Northeast Area Plan. 

Regarding the slow start on the project (approved in 2005), developers say they have been waiting for the Ann Arbor real estate market to stabilize.  The 30-plus acre residential development will likely start building small, single-family detached homes and move on from there.  Since approval in 2005, additional property has been annexed into the parcel and 14 additional units added to the plan.  Developer’s got the "go ahead" at a recent Ann Arbor City Council meeting - with the approval of the annexation and the addtional units.

This is a significant piece of regulation to boost the housing market, which has been signed into law by the president, clearly now is a time to consider buying, Ann Arbor Real Estate. Usually the bottom hits when properties at the low end of the market start moving. In this bill there are several initiatives to do just that.  When first time buyers enter the market, everything else moves up the ladder. This bill will now encourage lenders to make loans, which in my opinion has been the single most important reason for the slow recovery, the availability of credit. Many, many deals in the last few months have fallen apart because borrowers, even really good borrowers with excellent credit, etc, could not get loans.

 
Look at the first time homeowner benefits, this is really big. Prices in Ann Arbor Real Estate have not been this good for years in most prices ranges. Be smart, and look now, while the best bargain properties are available with less competition. Most lenders and appraisers agree that values in many cases are below rebuilt costs.

Provisions of Housing-Mortgage Relief bill signed into law

Gives the Federal Housing Administration $300 billion in new lending authority and relaxes standards to provide affordable, fixed-rate mortgages to an estimated 400,000 debt-ridden homeowners. Any losses would be covered by an affordable housing fund financed by Fannie Mae and Freddie Mac, the government-sponsored companies that finance mortgages.

Allows the Treasury Department temporary authority to lend money to Fannie and Freddie or buy their stock to avert a collapse of one or both of the mortgage giants. The authority would expire on Dec. 31, 2009.

Creates a new regulator and tightens controls on Fannie and Freddie, including power for the regulator to approve pay packages for company executives. Creates a new affordable housing fund drawn from their profits. Permanently raises the limit on the loans they may buy to $625,000 in the highest-cost areas. Allows them to buy loans 15 percent higher than the median home price in certain cities.

Provides $3.9 billion in grants to the hardest-hit communities for buying and fixing up foreclosed property.

Modernizes the FHA and allows it to back loans for riskier borrowers. Permanently increases the size of loans the agency may insure - currently set to revert to $362,790 by the end of the year - to $625,000 in the highest-cost areas. The agency could insure loans 15 percent higher than the median home price in certain cities.

Forbids the FHA from insuring mortgages in which the borrower’s down payment is paid by the seller, beginning on Oct. 1, 2008. Places a one-year moratorium forbidding the agency from charging premiums based on the riskiness of the homeowner, until Oct. 1, 2009.

Provides $15 billion in housing tax breaks, including for low-income housing. Gives a credit of up to $7,500 for first-time home buyers who purchase residences between April 9, 2008, and July 1, 2009. Allows people who don’t itemize their taxes to claim a $500-$1,000 deduction on their 2008 property taxes.

Gives states an additional $11 billion in tax-free municipal bond authority for low-interest loans to first-time home buyers, construction of low-income rental housing and refinancing subprime mortgages.

Offers protection from investor lawsuits for mortgage holders that modify loans to borrowers who are in default or about to default.

Provides $180 million for pre-foreclosure counseling and legal services for distressed borrowers.
