Where to Price a Dexter, Michigan Luxury Home?

The Dexter luxury Real Estate market synopsis follows.  As of February, there are 33 active homes for sale abovefox $500,000: RES 2-Photo View (MLX).  The average list price per square feet is $218.12.  The average square feet of these Dexter, Michigan homes is 3,772 with average list price is $757,893.  There is one pending home 5920 JOY. 

Note there are 36 withdrawn and 12 expired listings.  The withdrawn listings have a list price per square feet of $194.21.  The expired listing price per square feet is $189.88.  Both of these segments show a gap from the average sold price per square feet of $177.29.

The 4 sold homes range in bedrooms from 4 or 5 and baths from 2 to 5.  The most recent sold homes are mapped below. The average sold price per square feet of these sold homes is $177.29.  These homes sold since 10/1/09.  The average list price to sold price of these homes is 86 percent.

Sellers will sell when the supply of Dexter luxury homes reduces and asking prices adjust to the market.  I urge my clients to compare their home to the competition and choose a competitive price and impeccable condition.  Over the last 12 months 8 homes have sold in this category 8/12 =.66.  (34-8)/.66=39 months or 39/12 =3.3 years of supply of homes in Dexter luxury homes for sale.  Pricing the home so it the best value is where you need to be if you want to sell.  Look at the data with regard to square feet detail, and other amenities to beat the competitors.  Remember it is a price war and beauty contest.  The good news, once you have the data, the choice is up to you. Dexter Real Estate Results Unveiled for 2009

Dexter, Michigan Real Estate Results For 2009 Shows 9 Months of Homes Available for Sale

Dexter residential supply is now about 9 months at the end of 2009.  It would take about 9 months for all the homes to sell if no other homes came on the market. Anything over 7 months supply is a buyers market.

The Supply and Demand (#Units FS, S0ld) chart shows December 2008 compared to December 2009, the number of homes listed for sale are up 19 percent and the number of units sold are down 33 percent. The annual trend lines show the number of homes offered for sale increased and number of Dexter sales remained pretty flat.

Below, Median Price (FS, Sold) December 08′ vs. December 09′, the sellers asking list prices were stable and median sold prices increased by 8 percent. The annual trend lines indicates flat asking prices and slight downward motion in median sales prices.

The trend line charted by Affinity Valuations, Inc indicates slightly decling average sale price per square feet  but is remaining above $100.oo per squar foot in Dexter Real Estate through the last 12 months.

Prices are down and months supply is down from 13 to 12 months. Based on information supplied by the Ann Arbor Board of Realtors, the Dexter residential supply of homes is at one year. It would take about 12 months for all the homes to sell if no other homes came on the market. Supply has increased since January’s 9 months, which is typical for our seasonal market. Anything over 7 months supply is a buyers market.

Based on information supplied by the Ann Arbor Board of Realtors, the Dexter residential supply of homes hovers around 13 months. It would take about 13 months for all the homes to sell if no other homes came on the market. Supply has increased since January of 9 months, which is typical for our seasonal market.

July 08 there were 10.9 months of supply and July 09 there are approximately 13 months supply of homes on the market, so this is down year over year and down from June 09. Anything over 7 months supply is a buyers market.

The chart above shows July of 08 compared to July 09, median sold house prices fell by 7 percent. Asking prices increased slighlty by 5 percent over this time frame.

July 08 vs. July 09, the number of units for sale is down by 5 percent, and the sold units are down by 30 percent. The trend lines indicate a downward trend of units sold, and a modest down trend of homes for sale.

What home prices are selling in Dexter, Michigan real estate?

The Dexter Real Estate Market still shows an abundance of inventory.  These charts show the difference between the number of homes listed in a price range and the number of sales in that price range.  For all price brackets, there are more listings than sales in June. For July, the $600-650K had more sales, and the $1milion – $2million had equal listings and sales. That can happen because the house was under contract from a previous listing.  See the charts for Dexter Real Estate June and July 2009 Price Distribution. 

 

  

Both charts indicate that the segment of the market that is selling are those homes under $200,000.  In July, and June, this lower end market accounts for a predominant market share.   For more detail on Dexter Real Estate, we have and will be posting more Dexter Real Estate absorption data derived from the Ann Arbor Board of REALTORS®.

The Dexter real estate market is a sub set of the Ann Arbor Area Board of Realtors® in Washtenaw County. Below are some graphs on what has been happening in the last 12 months comparing trend lines and June 08 to June 09 data. Yesterday all the homes sold year to date were posted.

The first chart shows the trend line is up over the last year. While over all supply is less, sold homes are commensurately lower this June compared to last June. Time on market is about 15 months. That means if no more homes come on the market it would take over a year for them to sell.

 

 

The next chart shows Dexter homes sold in June were down 41% AND for sale (listed) homes were down 11% so inventory is somewhat stable or slightly trending down.

 

 

The next chart shows median prices. Here we look at the prices of the Dexter homes for sale compared to sold homes. Again in thousands of dollars, there is a relatively flat trend line for listing prices over the last year and sold prices trend down slightly. Home sold prices from June 08 vs. June 09 were down 12 percent.

 

 

We continue to battle underwriters and appraisers to keep deals together even after we bring ready willing able buyers and sellers together. Now more than ever REALTOR® experience plays a major part in gluing deals through closing.

As of June 30th, there were 217 active listings from 5 bedroom to 2 bedroom.  Homes range from 5 baths to 1.  Square feet ranges from 7,321 to 619.  List prices go from $1,899,500 to $49,000,  and list price per square feet go from $599.90 to $51.21.  Notice in the sheet below that list price to sale price ratios of the sold homes this year are very close to 96 percent.  So if a house is listed for $100,000, the seller can expect to get $96,000 on average for Dexter Real Estate based on this years data.

In another post, we will review trend lines and compare June ‘08 to June ‘09.
