Dexter Real Estate Statistics for July Show Upward Price Per Square Feet Trend

Dexter, Michigan Real Estate Results Shows 12 Months of Homes Available for SaleDexter residential supply is now about 13 months. It would take 13 months for all the homes to sell if no other homes came on the market. Anything over 6 months supply is a buyers market. For the Dexter Luxury Market, check out this post. The Supply and Demand (#Units FS, Sold) chart shows July 2009 compared to July 2010 the number of homes listed for sale is down 7.5 percent and the number of sold units is down 14.3%. The annual trend lines show the number of homes offered for sale decreased and number of Dexter sales remained pretty flat.

 
Below, Median Price (FS, Sold) July 09′ vs. July 10′, the Dexter sellers asking list prices are .3 percent lower and median sold prices went up 16.9 percent. The annual trend lines indicates slight upward motion in Dexter median sales prices.
 
The trend line charted by Affinity Valuations, Inc indicates slight increasing in average sale price per square feet  -  hovering at $110 per square feet for Dexter Real Estate through the last last 12 months.

Dexter, Michigan Real Estate Luxury Market Unveiled

The Dexter luxury Real Estate market synopsis follows: As of June 27, there are 35 active homes for sale above $500,000: RES – E-mail. The average list price per square feet is $218.12. The average square feet of these Dexter, Michigan homes is 3,772 with average list price is $757,893.  There is one pending home on Fischers Way (my listing).

Note there are 18 withdrawn and 8 expired listings. The withdrawn listings have a list price per square feet of $186.12. The expired listing price per square feet is $183.66. Both of these segments show a gap from the average sold price per square feet of $141.68.

The 7 sold homes this year range in bedrooms from 3 to 5 and baths from 2 to 5. The most recent sold homes are mapped below. The average sold price per square feet of these sold homes is $141.68. These homes sold since 1/1/10. The average list price to sold price of these homes is 96 percent.

Sellers will sell when the supply of Dexter luxury homes reduces and asking prices adjust to the market. I urge my clients to compare their home to the competition and choose a competitive price and impeccable condition. Over the last 12 months 9 homes have sold in this category 9/12 =.75. (35-9)/.75=35 months or 35/12 =2.9 years of supply of homes in Dexter luxury homes for sale. Inventory has diminished since last year. Pricing the home so it the best value is where you need to be if you want to sell. Look at the data with regard to square feet detail, and other amenities to beat the competitors. Remember it is a price war and beauty contest.

The Supply and Demand (#Units FS, S0ld) chart shows March 2009 compared to March 2010, the number of homes listed for sale is down 8 percent and the number of sold units is up 67 percent from last March. The annual trend lines show the number of homes offered for sale decreased and number of Dexter sales remained pretty flat.

Below, Median Price (FS, Sold) March 09′ vs. March 10′, the Dexter sellers asking list prices were down 3 percent last month and median sold prices went down 6 percent. The annual trend lines indicates flat asking prices and slight downward motion in Dexter median sales prices.

The trend line charted by Affinity Valuations, Inc indicates slightly declining average sale price per square feet (was up In March from Feburary) for Dexter Real Estate through the last 12 months.

The Supply and Demand (#Units FS, S0ld) chart shows February 2009 compared to February 2010, the number of homes listed for sale are up 12 percent and the number of sold units are the same as last Feb. The annual trend lines show the number of homes offered for sale increased and number of Dexter sales remained pretty flat.
