Ann Arbor Area Real Estate: Saline, MI Real Estate Statistics Show 17 Months of Housing Supply

Let’s see what is happening in the Saline Real Estate market. How much are homes selling for with regard to average Sales Price per Square Feet? In 2009, the average sold price per square foot was $110.35, and is staying around $110.00 per square foot.

The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices around $110 per square feet over the last 12 months.

There is a 17 month supply of Saline homes. If no other Saline residential homes were put on the market, it would take 17 months to sell these homes. Anything over 6 months is a buyers market.

Shown in chart below, Saline asking prices were up 16 percent from February 09′ to February 10′ and median sold prices were up 102 percent for this time frame and asking prices were up by 16 percent.

The chart below shows that the number of home for sale from February 09′ vs. February 10′ were up 11 percent and number of homes sold during this time frame were down 31 percent.  The trend lines are flat.

Over the last 12 months 282 homes have sold ranging in bedrooms 2 to 6 and baths from 1 to 5. The home sizes sold ranged from 815 square feet to 11,237 sf.  The list prices were from $37,900 to $2,500,000. The highest sale price was $2,500,000; average sold price for the year was $288,486. Sellers received an average sold price compared to list price of 95%.

There are 251 (vs. 223 last month) active Saline homes for sale ranging from 1 bedrooms to 6 and 1 baths to 6. The homes range in size from 768 square foot to 7,704 square foot. The list prices are from $72,900 to$2,169,200.

All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes. Saline Michigan Market Update Average Sold Price is $263,478

Lets see what is happening in the Saline Real Estate market?  How much are homes selling for with regard to average Sales Price per Square Feet?  In 2009, the average sold price per square foot hovers around $110.35, and is staying above $100.00 per square foot.

There is a 9 month supply of Saline homes. If no other Saline residential homes were put on the market, it would take 9 months to sell these homes. Anything over 7 months is a buyers market.

Saline Real Estate Has One Year Supply of Homes

Lets see what is happening in the Saline Real Estate market? How much are homes selling for with regard to average Sales Price per Square Feet?  In 2009, the average sold price per square foot hovers around $108.28, and is staying above $100.00 per square foot.

Homes in the Saline Real Estate market time has 12 months of supply.  If no other Saline residential homes were put on the market, it would take 12 months to sell these homes.  Anything over 7 months is a buyers market.

There are 224 (vs. 242 last month) active Saline homes for sale ranging from 1 bedroom to 6 and 1 baths to 5.  The homes range in size from 943 square foot to 11,237 square foot.  The list prices are from $92,900 to$2,500,000.

Saline Real Estate Market Prices Flat Through November 2009

What is happening in the Saline Real Estate market?  How much are homes selling for with regard to average Sales Price per Square Feet?  So far in 2009, the average sold price per square foot is $108.28.

Homes in the Saline Real Estate market time has remained about the same as last, now at 11 months of supply. If no other Saline residential homes were put on the market, it would take 11 months to sell these homes.

Shown in chart below, Saline asking prices were up 7 percent from November 08′ to November 09′ and median sold prices were up 35 percent for this time frame.

The highest sale price was $1600,000; average sold price is $252,478 down from $262,061 last month.  Sellers are receiving an average sold price compared to list price of 95%.  

There are 242 (vs. 264 last month) active Saline homes for sale ranging from 1 bedroom to 6 and 1 baths to 5.  The largest home is 11,237 square foot and the smallest is 888.  The highest list price is $2,600,000 down to $100,000.

All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes. There are 24 foreclosures in Saline now. There are 246 active Saline homes vs.302 July active homes for sale ranging from 6 bedrooms to 1 and 5 baths to 1. The largest home is 11,237 square foot and the smallest is 815. The highest list price is $2,600,000 down to $55,000.

There was some improvement in number of units sold this year in Saline, and in fact from July 08 to 09 the number of homes sold are up 10 percent while homes for sale are up 5 percent. In July 08 vs July 09 the median asking price was up 5.3 percent and the sold prices were down 25%. There was a sold price increase during part of the year but is trending down at the end of the market season.

All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes. There are 34 foreclosures in Saline now. Saline Real Estate Market Data from 2006 to 2009 is graphed below: Avera Sold price was down slighlty from June and number of units sold in July was up slightly from June.

This year 168 homes have sold ranging in bedrooms from 6 to 2 and baths from 5 to 1. The largest home sold was 8000 square feet and smallest was 864 sf.. The highest list price was $1600,000 to smallest was $37,900. The highest sale price was $1600,000; average sold price is $259,410. The sold price per square feet average for sale is $108.46.
As of July 31st there wer 302 active Saline homes for sale ranging from 6 bedrooms to 1 and 5 baths to 1. The largest home is 11,237 square foot and the smallest is 815. The highest list price is $2,600,000 down to $61,600.

Note the downward trend of Average Sale and Asking Prices in yellow and green respectively.  See how the units sold have remained flat.  The number of new listings have declined slightly, but the number of sold Saline homes are slightly higher on average.
