Death of a Short Sale in Washtenaw County

This past week, I was short sale shocked. Yes, 21 years I have been doing this and this is a first – like shell shocked. Sellers are now living in Tennesee. My seller wife got tired of paying the utilites on their home here so had them shut off. Now remember it is December (FREEZING COLD) in Michigan. Ambulance Plumbing found ceilings caved in, walls bowed and standing water everywhere. The house is totalled and the gas company DTE would not trun on the gas until it is safe to enter the property.
We have a solid offer from a buyer and have been waiting 80 days for a seller bank response. I feel like I am in the middle of wedding negotiations between Romeo and Juliet rather than in real estate. Sellers banks want paperwork, Seller sits back and returns it after many REALTOR requests and then we all hurry up when the seller bank says go and then the buyer goes into frantic motion to get the buyer bank to close. It is a bunch of craziness.
So what to do? I aksed the male seller what he wanted to to. Because they turned of utlitites, there will be no insurance coverage. Since he has no money, there will be no repairs. So, the only thing left (smart buyer wants to walk) is to give the keys to the bank. By the time the bank reacts, mold will be growing, and further damage may ensue. What a blow to the neighbors and community ‘OI’ This was the Ann Arbor Area home for sale - beauty below.

Same thing happened to me, but the buyers are revising their short sale offer to the cost of repairs via their insurance company adjuster.
If the bank says no then they will get the keys, my sellers will turn off utilities and so be it.
