Based on information supplied by the Ann Arbor Board of Realtors, the Dexter residential supply of homes hovers around 13 months. It would take about 13 months for all the homes to sell if no other homes came on the market. Supply has increased since January of 9 months, which is typical for our seasonal market.

July 08 there were 10.9 months of supply and July 09 there are approximately 13 months supply of homes on the market, so this is down year over year and down from June 09. Anything over 7 months supply is a buyers market.

Dexter, Michigan Median Prices

The chart above shows July of 08 compared to July 09, median sold house prices fell by 7 percent. Asking prices increased slighlty by 5 percent over this time frame.

July 08 vs. July 09, the number of units for sale is down by 5 percent, and the sold units are down by 30 percent. The trend lines indicate a downward trend of units sold, and a modest down trend of homes for sale.

Since we actually sell more homes in Dexter than any other agent, we are acutley aware of homes that have languished on the market and like the US have watched the number of homes that have sold as foreclosures increase.

Below is the chart which graphs the Dexter, Michigan active homes compared to sold homes and sold prices compared to listing prices since August 2006 through July 2009. The yellow line is the sold and you can see how volatile it is and the overall downward trend sine 2006. Note the last few months prices have upticked.
