Dexter prices went down in September and residential supply is now 13 months. It would take about 13 months for all the homes to sell if no other homes came on the market. Anything over 7 months supply is a buyers market.
The chart shows November 2008 compared to November 2009, the number of homes listed for sale are up 18 percent and the number of units sold are the same.
Below, November 08′ vs. November 09′, the sellers asking list prices were down 2 percent and sold prices declined by 25%.
We are selling homes and are happy to provide you with data to make informed choices. So far 183 homes have sold in the last 12 months, from 2 bedrooms to 6, and from 1 baths to 5 and the average sold price per square foot is now $105.40 up from $104.70. The highest sold price is $1,400,000 with lowest at $40,000. The average list price to sales price of 95 percent.
Since we actually sell more homes in Dexter than any other agent, we are acutely aware of homes that have languished on the market and like the US have watched the number of homes that have sold as foreclosures increase.
