Saline Michigan Market Update Average Sold Price is $263,478

Lets see what is happening in the Saline Real Estate market?  How much are homes selling for with regard to average Sales Price per Square Feet?  In 2009, the average sold price per square foot hovers around $110.35, and is staying above $100.00 per square foot.

The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices slide slightly over the last 12 months.

There is a 9 month supply of Saline homes. If no other Saline residential homes were put on the market, it would take 9 months to sell these homes. Anything over 7 months is a buyers market.

Shown in chart below, Saline asking prices were up 15 percent from January 09′ to January 10′ and median sold prices were up 32 percent for this time frame.

The chart below shows that the number of home for sale from January 09′ vs. January 10′ were down 7 percent and number of homes sold during this timeframe were up 33 percent.

Over the last 12 months 287 homes have sold ranging in bedrooms 2 to 6 and baths from 1 to 5.  The home sizes sold ranged from 815 square feet to 8000 sf.  The list prices were from $37,900 to $1,600,000. The highest sale price was $1600,000; average sold price for the year was $263,478. Sellers received an average sold price compared to list price of 95%.

There are 223 (vs. 224 last month) active Saline homes for sale ranging from 1 bedroom to 6 and 1 baths to 5. The homes range in size from 912 square foot to 11,237 square foot. The list prices are from $92,900 to$2,500,000.

All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes.
