New Proposals for the Former Ann Arbor City Garage Site
Will 415 West Washington Street get a new face?
Recently the City of Ann Arbor received three formal proposals for redevelopment on the old public works garage property at 415 W Washington Street. Proposals came from the Ann Arbor Arts Center, The Morningside Group and the Old Westside Square Development Group LLC. Details for all proposals were not yet available, however two companies did discuss plans with the media.
The Old Westside Square Development Group Proposal
This proposal aims to create 36 new residential housing units and make the existing building on the site available to community arts groups. The proposal also incorporates a greenway and calls attention to another potential development to an adjacent property on liberty street. This development would create 24 units of market-rate housing replacing an old car wash. The additional tax base dollars would be pledged to maintain the greenway. New housing would be a combination of market-rate and affordable housing. Plans place the units on the southeast corner of the property over one level of underground parking.
Ann Arbor Art Center Proposal
The non-profit organization plans to move the Center’s galleries, teaching and education spaces to the new site. The existing building would be used to rent to arts and community groups. This plan also appeases the City of Ann Arbor and provides for a greenway. The Center sees a meandering greenway accessible from Liberty Street, passing through one of the building courtyards and exiting via Washington Street.
City stipulations asked for public access through the property, re-use of the existing building and mitigation of storm water issues. The property was appraised at $3 million in 2006.
